When Old Insulation Has to Go
Insulation Removal & Replacement makes sense when what is in your attic is doing more harm than good. Insulation that got wet from a roof leak, was flattened by years of foot traffic, is full of rodent droppings, or smells of smoke will not perform no matter how much new material goes on top. Storms are part of life in Collin County; Wylie, just south of McKinney, had an estimated 80 percent of its homes damaged by a single hailstorm in April 2016. After roof repairs, the insulation underneath is worth checking.
How removal works
We use a high-powered vacuum with a hose run from the attic to a collection bag or truck outside, so the material is pulled out without being carried through the house. Living areas below are protected and the attic hatch is sealed off during the work. Once the attic is bare, we can see and seal every gap in the ceiling, which is far easier than sealing under a layer of old insulation.
Replacing it right
After removal and sealing, we install new blown-in or spray foam to the depth you choose. For McKinney houses, the 2015 Texas minimum for Zone 3 ceilings is R-38 and the 2021 IECC base table is R-49. If removal is happening because of pests, we suggest dealing with the entry points first so the new insulation does not end up the same way.
Removing spray foam
Spray foam can be removed, but it is slower because it is bonded to the wood and has to be cut or scraped off. That shows up in the price. If foam was installed badly, partial removal and repair is sometimes an option instead of starting over.
What We Remove and Replace
Removal and new insulation are priced separately on the quote.
Wet or storm-damaged insulation
Material soaked by a roof leak or hail damage, removed after the roof is repaired.
Pest-contaminated insulation
Insulation fouled by rodents or other animals, bagged and hauled away.
Compressed or uneven layers
Old insulation that has settled or been trampled flat, pulled out before a fresh start.
Spray foam removal
Cutting or scraping out failed or badly installed foam.
New insulation
Air sealing plus blown-in or foam to your chosen R-value.

These ranges are national, from HomeAdvisor (June 2026), HomeGuide (2026) and Fixr (2025). How much material there is, how hard the attic is to work in, contamination and disposal set the real cost. We put the full price on a written estimate after the visit, and that is what you pay.
How Removal Runs
1. Inspect
We find out what is up there, why it failed and whether the cause is fixed.
2. Protect
Floors and the path to the attic are covered; the hatch area is sealed off.
3. Remove
Old insulation is vacuumed out to a bag or truck outside.
4. Seal
With the attic bare, ceiling gaps and penetrations are sealed.
5. Reinsulate
New insulation goes in to the agreed depth.

Why Choose Us for Insulation Removal & Replacement
Cause first
We ask whether the leak or pest problem is fixed before we replace anything.
Sealing included
A bare attic is the best chance to seal the ceiling, and we use it.
Clean path
Material leaves through a hose, not through your hallway.
Insulation Removal & Replacement Questions
Can new insulation go over the old?
If the old insulation is dry and clean, yes. If it is wet, moldy or contaminated, it should come out first.
What if there might be asbestos?
Some older loose-fill can contain asbestos. That needs testing and, if positive, a licensed abatement contractor, not ordinary removal.
How long does removal take?
Most attic removals take a day or less, depending on size and access. Reinsulating may be the same day or the next.
Does my insurance cover it after a leak or storm?
That depends on your policy and the cause. We can give you a written estimate and photos for your claim.
Is removal messy for the rest of the house?
Very little reaches the living areas. The material travels through a sealed hose to a bag or truck outside, and we cover the path to the attic access before we start.
