Why the Attic Comes First

Attic Insulation & Air Sealing is usually the first job we suggest in a McKinney house, because the attic takes the worst heat and is the easiest place to fix. Insulation in a vented attic only works if the ceiling below it is airtight. When warm attic air can slip down through gaps around light fixtures, plumbing stacks, wiring holes and the attic hatch, or cooled house air can leak up into the attic, the insulation is fighting a losing battle no matter how deep it is.

Seal, then insulate

We start by sealing the openings that connect the house to the attic: top plates, plumbing and flue chases, wiring penetrations, duct boots where the registers meet the drywall, recessed lights rated for contact, and the hatch or pull-down stairs. Then we bring the insulation up to a full, level depth with blown-in fiberglass or cellulose, or with foam where blown material cannot stay in place, such as kneewalls and sloped ceilings.

How deep is enough

Collin County sits in IECC Climate Zone 3A. Texas's statewide minimum since September 1, 2016 has been the 2015 IRC energy chapter, which calls for R-38 in Zone 3 ceilings, and the 2021 IECC base table raised that to R-49. Plenty of older attics fall well short, and newer ones are often thin near the eaves or trampled around the air handler where other trades walked. We measure in several spots, not just next to the hatch.

Sealed attic as an alternative

When the air handler and long duct runs are in the attic, we will also price moving the insulation line up to the roof deck with spray foam. That costs more, but it puts the ducts inside the insulated space. If your ducts are short and the attic is simple, a sealed and deepened attic floor is usually the better value, and we say so.

What the Attic Job Can Include

Pick the pieces you need; each one is priced separately.

Air sealing

Top plates, chases, wiring and plumbing holes, duct boots and the attic hatch sealed with foam, caulk or rigid blocking.

Blown-in top-up

Fiberglass or cellulose blown to an even depth over what is already there, with depth markers so you can check it.

Kneewalls and slopes

Foam or batts with a proper backing on the walls and slopes around upstairs rooms and bonus rooms.

Hatch and stair covers

Insulated, weatherstripped covers for pull-down stairs and access panels.

Removal first

Old, wet, crushed or contaminated insulation vacuumed out before new material goes in.

The number on the written estimate we hand you is the one you pay.

How an Attic Job Runs

1. Inspect

We measure depth in several places, find leaks, and check the ducts, air handler platform and any old insulation.

2. Quote

Sealing, insulation depth and any removal are each priced on their own line.

3. Seal

Leaks between the house and attic are closed before any insulation goes in.

4. Insulate

Blown-in or foam goes on to the target depth, with markers so the depth can be checked later.

5. Review

We show you what was done and keep the access clear for HVAC service.

Attic Insulation & Air Sealing Questions

Should I add blown-in on top of what I have?

Usually yes, as long as the existing insulation is dry and clean. If it is wet, moldy or full of debris, it should come out first, and we will tell you which case you are in.

What does air sealing actually fix?

It stops attic air from leaking into the house and house air from leaking out through the ceiling. Rooms tend to even out in temperature and the insulation can do its job.

Is R-38 or R-49 right for my McKinney attic?

R-38 is the 2015 Texas minimum for Zone 3 ceilings and R-49 is the 2021 IECC base-table figure. Many homeowners aim for at least R-38; we quote the depth for whatever target you choose.

Can you insulate around recessed lights?

Only fixtures rated for insulation contact can be covered directly. Older cans may need to be swapped or boxed in before insulation goes around them.
