Under the Floor
Crawl Space & Raised Floor Insulation is for houses built on pier-and-beam rather than a slab, along with additions and porches enclosed over a crawl space. If your floors feel cold in January, the room over the crawl space smells musty, or old batts are hanging down under the house, this is the work that fixes it.
Why clay soil matters here
McKinney and the land around it sit on the Texas blackland prairie, where the soil is dark alkaline clay that swells when it gets wet and shrinks when it dries. The McKinney climate table shows May as the wettest month, averaging 5.68 inches of rain. Clay that holds water after spring storms keeps the ground under a raised house damp, and damp air under the floor wrecks fiberglass batts. That is why we check drainage, gutters and moisture before insulating anything.
The two approaches
The first is to insulate the floor itself: closed-cell foam sprayed on the underside of the subfloor and between the joists. It seals the gaps around pipes and wiring, will not sag, and does not soak up water. The second is to treat the crawl space as part of the house: a heavy vapor barrier on the ground, sealed vents, and insulation on the perimeter walls. The first is simpler and works for most vented crawl spaces. The second takes more work and makes sense when moisture is persistent. We quote whichever fits, and both when both are reasonable.
Plumbing and access
Pipes under a raised floor are the ones that freeze first in a hard cold snap; McKinney's record low is -7F. Foam on the subfloor helps, but pipes left in an open, vented crawl space may still need their own insulation. We note that on the quote and keep access to plumbing and any ductwork under the house.

Crawl Space & Raised Floor Insulation Questions
Should I seal my crawl space or just insulate the floor?
For most vented crawl spaces, closed-cell foam on the subfloor is simpler and does the job. Sealing the whole space makes sense when moisture is a constant problem. We price what fits.
Why are my old batts falling down?
Batts under a floor often get heavy with moisture, lose their supports or get pulled down by animals. Foam bonds to the subfloor and does not sag.
Will this help my floors feel warmer?
Yes. Sealing and insulating the underside of the floor cuts drafts and cold coming up from the crawl space.
My house is on a slab. Does this apply?
No. Slab houses do not have a crawl space, so attic and wall work are where the gains are.
